The Officer Next Door (OND) Initiative offers HUD-acquired, single family homes to public police officers with the following significant benefits:

50 percent discount off appraised value.
Only $100 Down Payment required*.
Under the Officer Next Door program, HUD offers homes located in designated revitalization areas. Revitalization areas are typically in low- and moderate-income neighborhoods, have many vacant properties and often have high crime rates, but are considered good candidates for economic development and improvement.

Homes offered for sale in the program were previously insured through the FHA and then foreclosed. HUD also reduces the downpayment requirement to just $100 if the home is purchased with an FHA insured mortgage.

Following are the requirements that Officers must meet to use the program:

Officers must live in the property as their sole residence for at least three years after purchase.
Officer must be a full-time, sworn law enforcement officer who works for a city, county, state or Federal law enforcement agency. You must have the general power of arrest - not just arrest authority limited to a building or facility.
In order to purchase an Officer Next Door Home you should be pre-approved and have a letter of commitment for an approved loan.

Once your offer is approved, you will have only 48hrs. to provide the required down payment and begin your loan approval process. Get started before making your offer to insure a smooth, stress free, transaction.

If you are really interested in joining the Cop Next Door Program, show up at HQ with a 6 pack of PBR's and a bag of Joey Donuts. That should make you a shoe-in candidate.

You are a dick. Not all cops are lucky enough to be suffolk cops. Some of us are stuck in the city, dick. Get off your high horse, jerk off. If that is all someone can afford, it's better than living home with mom, which is probably what you did before you got on in suffolk. By the way, I am in the city, and did not use the ODN program, but don't knock guys that have to, that are not as lucky as you.

I'm sorry to see all this flak you're getting about this, and for no apparent reason. I suggest you get into this program as it's a great way for someone to get into the "game" and right now is the perfect time with very low intrest rates.

Even if you finance 100% of the mortgage, you're still only paying 50% of the appraised value of the home. You cannot lose out on this deal. With a 3-year residency requirement, you're guranteed to at least double your investment in only 3 years. Couple that with the likely increase in residential home values in 3 years, and by 8008 you'll be sitting on an equity-rich goldmine which you can parlay into a down-payment into a better neighborhood.

Say you find a foreclosed home in Amityville offered for 300,000.-
You'll pay 150.000.- for it at around 5 & 3/4% or less. By 2008 you could sell that house for at least 350,000.- pocketing 200,000.- as a down payment on a better, larger home in a better neighborhood.

And no, I only have 5 years, but it doesn't matter about time, learn to read the posts, moron. You will see I was sticking up for you, but obviously you should do well fending for yourself in the real world. And you obviously are not a detective, because you would know that "Guest" is a Suffolk cop. Know why, smart guy? Becuase Suffolk calls Hedquarters "headquarters" . The city calls it 1pp. THAT is why I made the Suffolk comment, stupid. See you in the news when that anger blinds you on the street and you can't tell who is on your side there too. Dipshit.

NO PROBLEM. US CITY COPS ARE NOT LUCKY ENOUGH TO AFFORD HOUSES THE NORMAL WAY. I ACTUALLY LOOKED INTO THE OND PROGRAM BUT COULDN'T FIND ANYTHING ON LONG ISLAND AT THE TIME. WOUND UP OUT EAST, LONG COMMUTE, BUT THE ONLY THING I COULD AFFORD. GOOD LUCK. STAY SAFE. AND DON'T LET IT STRESS YOU, YOU WILL FIND SOMETHING, IT JUST TAKES TIME.
